Summary

Both are large international platforms with a considerable feature scope. For a company in the DACH region, the open points lie in price transparency and data storage.

Seatti fits when data processing in the EU is required without exception, when procurement and the works council expect published prices and German-language documents, and when the space decision is the reason.

Eptura Engage fits when workplace, asset management and classic IWMS topics should be bundled with one provider. Envoy fits when visitor reception, screening, emergency communication and mailroom at highly frequented or regulated sites are the actual driver.

Condeco, today Eptura Engage
Eptura states in its own company history that it renamed Condeco to Eptura Engage in 2025
According to the Thoma Bravo press release of 4 October 2022, Eptura was formed from the merger of Condeco with iOffice and SpaceIQ
The platform additionally comprises Eptura Workplace, Visitor, Asset as well as Archibus and Serraview
A Microsoft Teams app named Eptura Engage and an Outlook add-in are listed via Microsoft
In the self-attestation for Microsoft 365 app certification, last updated on 30 January 2026, the United States and the Netherlands are stated as storage locations, ISO 27001 as yes and SOC 2 as no
Eptura's own statement: 25 million users in 115 countries, including half of the Fortune 500
List prices are not published
Envoy
Founded in San Francisco in 2013, by its own account in use at more than 16,000 workplaces
Product areas: visitor management, reservations for desks, rooms and parking spaces, emergency communication, displays, mailroom and maps
According to the pricing page, Reservations costs 5 US dollars per bookable resource per month with annual payment, explicitly plus a platform fee whose amount is not published
According to its own description, utilisation is consolidated from several sources: badge swipes, Wi-Fi, sensors and reservations
SOC 2 Type II and ISO 27001, certified by Schellman, hosting by its own account entirely on AWS
No information on data storage in the EU is published on the pages reviewed; Envoy refers to a data processing agreement for customers from the EU and the United Kingdom
Own target group statement: companies with 500 or more employees, focus on regulated industries such as manufacturing, defence, life sciences, healthcare and data centres
Where Seatti is built differently
Data processing and hosting in the EU as the standard, not as a variant and not alongside a US storage location
Published list prices per module and plan, without platform fee and without implementation costs
ISO 27001 with a named certifier, PROKS Certification, and data processing agreement under Art. 28 GDPR
Billing in euros, without exchange rate risk over the contract term
Presence via IP and via existing hardware at the desk, without additional sensors or badge readers
Privacy tailored to German co-determination practice: no live monitoring, no geolocation, no working time recording, anonymous booking possible
German-speaking support as well as documents for IT review and works council discussion
Go-live in under two weeks instead of a platform project lasting several months

Comparison table

All information comes from the providers' websites and from the Microsoft 365 app certification, retrieved on 6 October 2026. Where a detail could not be found publicly, this is stated explicitly. It does not mean the feature is missing.

On the question of price

A complete price comparison is not possible here. Eptura Engage does not publish list prices, Envoy publishes module prices but does not state the amount of the platform fee. What can be substantiated is listed below.

Seatti
Source: seatti.co/preise, as of 30 September 2026
Workspace Management Essentials
€1.90
Workspace Management Pro
€2.90
Office Intelligence Essentials
€1.00
Office Intelligence Pro
€2.00
Per user per month in euros. For 250 employees that is €5,700 per year for Workspace Management Essentials and €8,700 for both modules.
Eptura Engage

No list prices are published on the pages reviewed.Estimates of implementation costs circulating on competitors' sites are not confirmed by the provider and are not reproduced here.
Envoy
Source: envoy.com/pricing, retrieved 6 October 2026
Reservations, per resource
USD 5
Visitors Premium, per site
USD 362
Deliveries, per site
USD 250
Platform fee
not stated
Each per month with annual payment. On another Envoy page, a price of 109 US dollars per site per month is stated for Visitors. You should clarify this discrepancy with the provider.

Partial calculation: 250 employees, twelve months

Disclosed assumption: 250 licensed users at Seatti, 160 bookable resources at Envoy, i.e. 125 desks, 15 meeting rooms and 20 parking spaces. List prices without discount.

€8,700
Seatti, both modules Essentials
250 times €2.90 times 12, everything included
USD 9,600
Envoy Reservations
160 times USD 5 times 12, plus platform fee
open
Eptura Engage
No list prices published

Honestly assessed: this comparison is deliberately incomplete. At Envoy the platform fee is missing, and Envoy bills in US dollars and per resource, Seatti in euros and per user. Anyone who wants to set both offers side by side needs the platform fee, the exchange rate mechanism and the price commitment over the contract term from the provider. Only then is the calculation reliable.

Switching to Seatti

The rollout follows Seatti's standard process. Users and groups come in via Microsoft Entra ID, spaces and booking rules are taken over.

Day 1

Kick-off and installation

Clarify goals and responsibilities, set up Seatti in the Microsoft environment, define access.

Week 1

Entra sync and evidence

Take over users and groups, recreate spaces and booking rules, document EU data storage and the data processing agreement.

Week 2

Onboarding and go-live

Employees are onboarded in Teams, after which Seatti runs day to day. The legacy system stays readable until the cut-off date.

Afterwards

Set up analytics

Activate Office Intelligence, capture presence and discuss the first space analysis with Real Estate.

Before switching, check the remaining term and notice periods of your existing contract as well as the form in which historical data can be exported. The works council and data protection are involved early. This process is not legal advice.

Evidence from ongoing projects

Figures from the references published by Seatti. More than 100 companies use Seatti, according to its own information.

200,000+
office days since 2021 at Sartorius, a company with 14,000 employees
plus 66 %
utilisation per desk at bonprix, across more than 54,000 office days in twelve months
overnight
live at Jebsen and Jessen with 450 employees, after water damage

Who fits whom

Not every company is right for Seatti. This assessment is meant to shorten the decision, not to belittle the competitors.

Seatti, when
data processing in the EU is required without exception
procurement wants to see published prices in euros and a named certifier
the works council and data protection review German-language documents
a go-live in under two weeks is wanted instead of a platform project lasting several months
Eptura Engage, when
workplace, asset management and classic IWMS topics should sit with one provider
Archibus or Serraview are already in use in the group
a globally uniform platform across many countries is mandated
an existing Condeco installation should be continued rather than replaced
Envoy, when
visitor reception and screening are the actual driver and not desk booking
regulated sites in manufacturing, life sciences or data centres have to be secured
emergency communication and mailroom should come from the same platform
the organisation has its focus in the USA

Frequently asked questions

Does Condeco still exist?

Not under that name. Eptura states in its own company history that it renamed Condeco to Eptura Engage in 2025. Eptura itself was formed, according to the Thoma Bravo press release of 4 October 2022, from the merger of Condeco with iOffice and SpaceIQ. Existing contracts continue, and for questions on support and product planning, Eptura is the contact.

Is our data stored in the EU with these providers?

You need to clarify that in writing per provider. In the self-attestation for Microsoft 365 app certification, the United States and the Netherlands are stated as storage locations for Eptura Engage, as of 30 January 2026. For Envoy, exclusive data storage in the EU is not stated in the sources reviewed; the provider refers to a data processing agreement. At Seatti, data processing and hosting take place in the EU.

Why do you compare Envoy and Condeco on one page?

Because both appear on the list in our conversations for the same reason: they are large international platforms whose offering goes beyond desk booking. The decision is usually not between Envoy and Eptura Engage, but between such a platform and a solution tailored to the European framework and the space question.

We also need visitor management. Does Seatti cover that?

Seatti offers visitor management as part of Workplace Management: pre-register guests, send invitations and prepare reception. If your needs go beyond pre-registration, such as security screening, on-site badge printing and emergency communication at regulated sites, Envoy is broader on this point. Talk through your specific process in the meeting, and this can be answered clearly.
