Introduction: deciding between Seatti, Eptura Engage and Envoy
When your lease is expiring, management is asking about savings potential in space or IT is due to replace an existing booking system, you face a concrete decision: which workspace management solution fits your Microsoft 365 environment? Seatti, Eptura Engage and Envoy address this question with different priorities. This article assesses the three vendors for mid sized and large companies in the DACH region.
Seatti combines Workspace Management and Office Intelligence natively in Microsoft Teams and Outlook, providing both operational control of the office and the data basis for space and cost decisions.
Eptura Engage (formerly Condeco) belongs, according to the vendor, to a larger portfolio. Besides room and desk booking, it includes Eptura Workplace for space and move management, Visitor and Asset. Eptura offers a number of features for hybrid work that can be combined with workplace management and workplace operations in everyday use.
Envoy offers reservations for desks, rooms and parking spaces, visitor management and other components as separate modules and bills in US dollars.
For a compact side by side view with a short verdict and a switching plan, see our comparison page Seatti vs Condeco and Envoy, and for an overview of seven alternatives see Seatti compared.
The comparison focuses on desk booking, room and parking booking, integration with Microsoft 365 and Teams, usage data for space decisions, data protection and rollout. Asset management, security solutions, emergency response and other physical assets are not covered in detail.
Basics: Workspace Management and Office Intelligence compared
What Workspace Management does
Workspace Management covers the booking and coordination of desks, meeting rooms, parking spaces and services. For companies with hybrid working models and Microsoft 365, it is the operational foundation that lets teams meet in the office without coordination effort or double bookings.
If booking, visitors and analysis run in separate tools, data silos and extra coordination work arise between the workplace tools and the applications employees use every day anyway. Workplace teams in Facility Management and IT feel this first.
What Office Intelligence adds
Office Intelligence goes one step further: it combines booking data and attendance signals into reliable pictures of usage that underpin space and cost decisions. Anyone running an office makes decisions about space and operating costs every day, usually without reliable usage data. A booking tool alone only answers the operational question.
Seatti brings Workspace Management and Office Intelligence together in one system that runs natively in Microsoft 365. It shows how much space a company really needs, provides data and thus supports workplace management and workplace operations with data. The question is not whether an office needs usage data. The question is how much longer space decisions will be made without it.
Many companies prioritise central analytics for hybrid working models, because it makes the workplace experience plannable, delivers actionable insights and makes the space strategy verifiable.
Seatti: Workspace Management and Office Intelligence in Microsoft 365
Seatti is a SaaS platform for hybrid work organisation that covers two levels.
Operational: efficient control of the office
Seatti supports desk booking, meeting room and parking booking directly in Microsoft Teams and Outlook. Employees need no additional app and do not have to learn a new user interface, because they stay in the environment they use every day anyway. Floor plans, configuration, training and support are included.
On top of this come modules for in-office engagement and office administration. They strengthen team cohesion without mandatory office quotas and improve the employee experience in everyday office life.
Strategic: Office Intelligence for space decisions
Office Intelligence links bookings, IP-based attendance detection and existing infrastructure to visualise occupancy, trends and savings potential. Seatti enables analyses of space efficiency and usage as well as attendance detection that complies with data protection law.
Key components at a glance
- Microsoft Entra Sync: synchronises users, groups and access automatically, without duplicate data maintenance
- API for connecting existing office systems such as access control or HRIS
- Enterprise structures: manage several locations, entities and rule sets centrally, bring rooms, rules and employees together and control roles and permissions at a granular level
Seatti is aimed at mid sized to large companies with hybrid working models. Sensors are not the focus: IP-based presence uses the existing network infrastructure to detect attendance automatically, without additional hardware.
Eptura Engage (formerly Condeco) and Envoy: positioning in workplace management
Eptura Engage at a glance
Eptura Engage has its roots in Condeco, a provider of meeting room and desk booking software founded in London in 2005. Eptura offers several products. Engage is the solution for room and desk booking; alongside it there is Eptura Workplace for space and move management as well as products for visitors and assets.
According to the information on the vendor's pricing page (as of 26 October 2026), Engage includes:
- desk, room and parking booking, including lockers
- an Outlook add-in and a Teams integration
- analytics with Power BI
- user management with Azure AD, SCIM and Okta
- 24/7 customer support and a customer success team
Envoy at a glance
Envoy was founded in San Francisco in 2013 and grew out of a solution for digital visitor sign-in. Reservations for desks, rooms and parking spaces are now part of the offer as the Reservations module.
Envoy offers a modular workplace platform with the components Reservations (desk, room, parking), Visitors, Response, Screens and Deliveries (vendor pricing page, as of 26 October 2026). The modules are priced individually, so the scope can be put together as needed.
What matters with Microsoft 365
For Microsoft 365 companies with enterprise structures, it is not only features that matter, but above all the depth of integration, the quality of usage data and how the works council and data protection can be involved. The difference in product logic: Seatti is built around Microsoft 365, Eptura offers several product lines, and Envoy splits its features into individually bookable modules. These criteria are at the centre of the following sections.
Quick decision: when does Seatti fit, when Eptura Engage, when Envoy?
Before going into detail, a pragmatic orientation helps: which solution fits which situation?
When Seatti fits

Features compared: desk booking, room booking and workplace analytics
Desk booking and parking booking
All three vendors cover booking of desks and parking spaces. At Seatti, desk and parking booking including Teams integration are already part of Workspace Essentials. Eptura Engage offers desk and parking booking in both plans, and Envoy bundles them in the Reservations module.
Room booking and meeting room management
At Seatti, room booking is part of Workspace Pro, together with extended booking rules, Outlook integration and compliance roles. Eptura Engage includes room booking in both plans, and Envoy covers rooms in the Reservations module. If you want to manage desk and room scheduling centrally, it is worth checking which plan tier includes room booking.
Workplace analytics: occupancy and usage data
At Seatti, usage analysis starts in Office Intelligence: IP-based attendance and AI analytics are available from Intelligence Essentials, Seatti Signals from Intelligence Pro and full usage analysis in Intelligence Enterprise. The workplace analytics show occupancy from an entire floor down to the individual desk and provide the insights for layout, lease and consolidation decisions. Eptura Engage offers analytics with Power BI (vendor pricing page, as of 26 October 2026). Ask Envoy directly about the scope of its analytics.
Access control integrations and interfaces
To connect access control and HRIS, Seatti offers API access and custom integrations in Workspace Enterprise. At Eptura Engage, check-in via badge data can be added at extra cost. At Envoy, access control is part of the Visitors Enterprise plan (vendor pricing pages, as of 26 October 2026).
User interface in Teams instead of a new app
Seatti runs in Microsoft Teams and Outlook. Employees do not have to learn a new user interface, and IT does not have to roll out an additional application. At Eptura Engage, the Power plan adds a Teams app with conversational booking. Ask the vendor about Envoy's interface in Microsoft 365.
Visitor management compared
Visitor management at Seatti
Seatti offers visitor management as an add-on. Companies use it to digitalise reception and visitor workflows alongside desk booking, including documents, self check-in and location specific rules.
Visitor management at Envoy and Eptura
Envoy runs Visitors as a separate module: Basic is free (100 entries per month), Premium costs USD 362 per location per month with annual billing, and Enterprise is individual and includes SCIM, access control and a blocklist (vendor pricing page, as of 26 October 2026). Eptura offers Eptura Visitor as a separate product alongside Engage.
What matters are your requirements at reception and whether you want booking and visitor management from one system or from separate products.
Pricing and licence models at a glance
Pricing models, units (per resource, per location, per user) and currencies differ considerably between the three vendors. A direct comparison of unit prices therefore makes little sense. Instead, you should calculate the total cost framework for your organisation.
Seatti: pricing logic for Workspace Management and Office Intelligence
Seatti charges per user per month with annual billing. Workspace Management starts with Essentials from €1.90, Pro from €2.90 and Enterprise individually. Office Intelligence starts with Essentials from €1.00, Pro from €2.00 and Enterprise individually. Combining both areas brings a bundle advantage, the amount of which is stated in the offer. You can find all details on the Seatti pricing page.
The module limits at a glance:
- Intelligence Essentials includes IP-based attendance and AI analytics. Seatti Signals follows from Intelligence Pro, and full usage analysis is available in Intelligence Enterprise.
- Workspace Essentials covers desk and parking booking including Teams integration.
- Workspace Pro adds room booking, extended booking rules, Outlook integration and compliance roles.
- Workspace Enterprise adds multi-tenant administration, guest access, API access and custom integrations.
- Visitor management is available as an add-on and is billed as a flat fee per location.
There are no implementation costs. Configuration, floor plans, training and support are included.
Eptura Engage: Advanced and Power plans
Eptura Engage offers two main plans (vendor pricing page, as of 26 October 2026):
- Advanced and Power as the main plans. Power adds intelligent booking by voice command and a Teams app with conversational booking.
- Included in both plans: desk, room and parking booking (including lockers), Outlook add-in, Teams integration, user management with Azure AD, SCIM and Okta, API and developer portal, analytics with Power BI, mobile app, 24/7 customer support and customer success team.
- At extra cost: hardware (screens, kiosks), professional services (implementation, SCIM provisioning, Microsoft 365 integration) and check-in via badge data.
List prices are not published. Ask the vendor specific questions about price tiers, contract term and multi-tenant model.
Envoy: module prices in US dollars
The main prices according to the vendor's pricing page, as of 26 October 2026:
- Reservations (desk, room, parking): USD 5 per bookable resource per month with annual billing, plus platform fee (amount not stated)
- Visitors: Basic free (100 entries per month), Premium USD 362 per location per month (annual), Enterprise individual (SCIM, access control, blocklist)
- Other modules: Response USD 2 per user per month, Screens USD 12 per device per month, Deliveries USD 250 per location per month
The amount of the platform fee is not stated; ask the vendor directly. Companies in the DACH region should also plan for currency risk, budget approvals and invoicing in US dollars.
Migration and switching: from Eptura Engage or Envoy to Seatti
A typical scenario: your existing system no longer meets requirements for integration, reporting or data protection, space decisions are coming up, and you need reliable usage data. Switching requires planning. The following checklists contain neutral checkpoints and make no statements about the switching effort at your current vendor.
Checklist: switching from Eptura Engage to Seatti
- Check the contract situation: analyse terms, notice periods and export rights in the Eptura contract.
- Plan the data export: request an export of the relevant data (users, locations, space structures, booking history) from your current vendor.
- Involve stakeholders: involve IT, Real Estate, Facility Management, the works council and data protection early.
- Plan the Seatti rollout: on the first day, the kick-off and technical installation take place in your Microsoft 365 tenant.
- In the first week, admin training and configuration of locations, zones and resources follow.
- In the second week, user onboarding, communication and go-live take place. Seatti can usually be rolled out in less than two weeks, without implementation costs.
- Configure Microsoft Entra Sync: set up synchronisation of users, groups and permissions from Microsoft Entra ID.
- Set up Office Intelligence: define which metrics from booking and IP-based data you need for your space strategy. If you are coming from a broader management platform, also decide which metrics from occupancy and space data will be analysed centrally in future.
- Review the works agreement: agree the data protection concept, anonymisation and reporting together with the legal department and the works council. A legal review is recommended.
Envoy alternative: checklist for switching to Seatti
If you are considering an Envoy alternative that combines booking, analysis and visitor management with Microsoft 365, these points help:
- Create a module overview: which Envoy modules are in use today (Reservations, Visitors, Response, Screens, Deliveries)?
- Request the data export: clarify which data (reservations, visitor data, location configuration) you can export.
- Define the role of visitor management: decide which functions will run through Seatti visitor management in future and which requirements your reception has.
- Establish Seatti as the central Microsoft 365 solution: plan desk and room scheduling, including parking spaces, in Teams and Outlook.
- Plan interfaces: use the API to check how existing access control, HRIS or other systems will continue to be used.
- Communication plan for employees: prepare the move from location centred use to Microsoft Teams centred use of Seatti.
Proof in practice: what companies achieve with Seatti
The impact in operation is shown by our customer stories: more than 100 companies run their office with Seatti. Four examples make the benefits of Workspace Management and Office Intelligence tangible.
- Sartorius has been planning with Seatti since 2021, and more than 200,000 office days have been recorded since then. The group, with around 14,000 employees, shows how hybrid work functions at enterprise level without building new office space.
- bonprix planned more than 54,000 office days in twelve months, and occupancy per desk is 66% higher than in the previous year. The usage data helps the fashion retailer align space with actual demand.
- IKB was able to save around a third of its office costs (34%) through desk sharing and occupancy analysis. The example shows how Office Intelligence provides the data basis for discussions with management.
- At Jebsen & Jessen, Seatti went live overnight when the trading house moved. An example of how quickly transparency can be brought into office organisation.
Whether a group, a bank or a trading house: everywhere, Seatti combines simple booking in everyday work with usage data on which space and cost decisions can be based. This turns a booking tool into the basis for aligning office space with actual demand.
Buying committee: what IT, the works council and Real Estate get from Seatti
Workspace decisions are rarely made by one person alone. Typically, IT, the works council, Real Estate and Facility Management are involved. This section brings the perspectives together.
IT: Microsoft Entra, security and integrations
For IT departments, security, compliance requirements and integration depth are the focus:
- Microsoft Entra Sync takes over users, groups and roles automatically from Microsoft Entra ID. No duplicate data maintenance.
- Hosting and data processing in the EU, ISO 27001 certified, GDPR compliant, encryption with TLS 1.2 and AES-256.
- The API enables connection of access control, HRIS and other office systems.
- Seatti runs natively in Teams and Outlook and thus fits into existing security and compliance concepts. Employees do not have to install an additional app.
More on the IT perspective.
Works council and data protection: usage data without surveillance
For works councils, what matters most is what does not happen:
- No geolocation and no live monitoring of individuals.
- Pseudonymised and aggregated analyses. IP-based presence is not analysed individually in real time.
- Data processing under Art. 28 GDPR. Clear role and permission concepts.
Use these points as the basis for a works agreement and have it reviewed by a lawyer. You can find more details on the page about data protection at Seatti.
Real Estate and Facility Management: a data basis for space and operating costs
Office Intelligence directly supports questions of real estate and space strategy:
- The combination of booking and IP-based data provides realistic occupancy pictures by location, zone and weekday. Seatti enables analyses of space efficiency.
- Savings potential in space and operating costs becomes visible without relying solely on surveys.
- IKB has saved around a third of its office costs, and at bonprix occupancy per desk is 66% higher than in the previous year.
This puts discussions with management and finance on a reliable data basis.
Typical objections to switching to Seatti and how to check them
“We already have a booking tool, that's enough.”
A booking tool solves the operational question of who sits where and when. It rarely provides reliable data for space reduction and cost cutting, especially when several dashboards and separate workplace tools do not produce a common data basis. Seatti uses Office Intelligence to create pictures of usage that go beyond pure booking data. The IKB example shows how office costs can be cut by around a third with data.
“Another tool won't catch on with employees.”
Seatti is anchored directly in Microsoft Teams and Outlook and therefore takes place in employees' everyday work. It is not a separate tool that has to be learned, but part of the existing working environment. At Sartorius no training was needed, and at Jebsen & Jessen Seatti went live overnight. A rollout in under two weeks with clear communication and simple booking paths further supports acceptance, and a good employee experience arises where booking is possible without detours.
“Our works council is critical of attendance tracking.”
Seatti works without geolocation and without live monitoring, and analyses are pseudonymised and aggregated. Involve data protection, the works council and the legal department early and develop a works agreement together.
Conclusion and next steps
Seatti combines Workspace Management and Office Intelligence in one system for companies with Microsoft 365 that need both operational office control and a reliable data basis for space and cost decisions. Eptura Engage can be an alternative for organisations that already work with products from the Eptura portfolio. Envoy offers separate modules for reservations and visitor management for organisations that want to put together their scope modularly.
The decisive question is: which system provides the best data basis for your space and operating cost decisions within your IT and compliance framework?
Concrete next steps:
- Record the requirements of IT, Real Estate, Facility Management and the works council together in writing.
- Put review questions on hosting, certifications, Microsoft 365 integration and pricing model to all vendors.
- Plan a pilot with a representative location or area to measure usage data and user acceptance.
- Set up a business case for space and cost effects based on real usage data.
